This Privacy Policy describes how YAZI Enterprises LLC, operating the yHomes brand ("yHomes," "we," "us," or "our"), collects, uses, shares, and protects personal information submitted by individuals ("you" or "Seller") through yhomes.co, affiliated landing pages, and any partner-operated digital properties where this Policy is referenced.

Please read this Policy carefully before submitting your information. By submitting any form on a yHomes-operated or affiliated property, you acknowledge that you have read and understood this Policy and consent to the data practices described herein.

1. WHO WE ARE

YAZI Enterprises LLC is a Wyoming limited liability company operating the yHomes brand. yHomes evaluates residential properties for potential acquisition and connects interested sellers with qualified real estate buyers. To refer your inquiry to a vetted local real estate buyer or acquisition partner operating in your area, where your property is outside our direct acquisition footprint (see Section 4);

To enrich your property record with publicly available data to improve evaluation accuracy;

To comply with legal obligations and enforce our agreements;

To measure and optimize our advertising campaigns;

To improve our services and lead qualification processes.

4. SHARING YOUR INFORMATION

4.1 Sharing with Real Estate Acquisition Partners

yHomes evaluates each submission to determine whether we can directly make an offer on your property. Where your property is located within our active acquisition area, your information may be shared with our affiliated buyers or internal acquisition team.

Where your property is outside our current direct acquisition area, we may share your contact and property information with one or more pre-screened local real estate buyers or acquisition professionals with whom we maintain an active referral agreement. These partners are vetted by yHomes and are bound by confidentiality and data handling standards consistent with this Policy. By submitting your information, you expressly consent to this referral and to being contacted by such partners regarding a potential purchase of your property.

We strive to connect you with a partner who can present a genuine offer. However, we do not guarantee that a referral will result in an offer or transaction.

4.2 Sharing with Service Providers

We share your information with third-party service providers who assist us in operating our business, including:

CRM and lead management platforms (e.g., GoHighLevel or similar);

Lead distribution platforms (e.g., LeadDistro.AI or similar);

AI-assisted voice or text verification providers (e.g., Vapi.ai, Bland.ai, or similar) — used solely for property inquiry follow-up and qualification;

Property data and enrichment providers (e.g., RentCast, BatchData, or similar);

Email and SMS communication platforms;

Advertising platforms including Meta (Facebook/Instagram) for measurement and retargeting.

Service providers are contractually required to use your information only for the purposes we authorize and to maintain appropriate security standards. They are prohibited from selling or independently disclosing your information to third parties.

4.3 Partner-Operated and Co-Branded Properties

Where you submit your information through a co-branded or partner-operated digital property (a website or form not hosted directly at yhomes.co) that references this Policy, your information will be handled by yHomes as described herein. The partner's own privacy policy may also apply and will be disclosed at the point of submission.

4.4 Legal Disclosures

We may disclose your information when required by law, regulation, or valid legal process, or when we have a good-faith belief that disclosure is necessary to protect the rights, safety, or property of yHomes, our partners, or the public.

We use the Meta Pixel and Meta Conversions API (CAPI) on this website to measure advertising effectiveness, build retargeting audiences, and optimize our campaigns. yHomes shares personal information with acquisition partners as described in Section 4.1. Under California law, this may be considered a "sale" or "sharing" of personal information. California residents have the right to opt out of such sharing by contacting us at [email protected] with the subject line "Do Not Sell My Information." We will honor such requests within fifteen (15) business days and will flag your record to prevent future sharing, though we cannot reverse sharing that has already occurred.

Residents of other states with opt-out rights for targeted advertising or data sales may submit opt-out requests through the same contact.

11. CHILDREN'S PRIVACY

Our services are not directed to individuals under the age of eighteen (18). We do not knowingly collect personal information from minors. If we learn that we have inadvertently collected information from a minor, we will take prompt steps to delete it.
